Board of Zoning Appeals
The Duties of BOZA
The Board of Zoning Appeals (BOZA) is a five-member board that meets the first Thursday of each month in Council Chambers. BOZA predominantly hears matters pertaining to the deviation from zoning requirements through Variances. There are two types of Variances; area and use.
An Area Variance is needed when the use of land in a manner which is not allowed by the dimensional or physical requirements of the applicable zoning regulations.
A Use Variance is needed when the use of land is not allowed or is prohibited by the applicable zoning regulations.
More information on the responsibilities of the Board of Zoning Appeals can be viewed in Section 1127.04 of the Elyria Codified Ordinances.
